What is an HOA?

A Homeowners Association (HOA) is an organization within a subdivision, or condominium complex that establishes and enforces rules for the properties and residents. It also manages common areas and collects dues or fees to cover maintenance and community services. If you buy a home in an HOA-governed community, you automatically become a member.

What are some of the expectations of homeowners within Fox Meadows?

The main goal of the Fox Meadow HOA is to make sure that our community remains aesthetically pleasing and safe for all residents. Our homes are a huge investment and we want to make sure their values appreciate over time.

Some simple items homeowners can do to help in this goal is the following:

  • Prune your curb trees so that they are at least 7 feet above the sidewalk

  • Maintain your grass under Cantons ordinance of 5"

  • Dead or missing curb trees need to be replaced in accordance with Canton ordinance regulations and FM HOA by-laws.

  • Store your trash cans and recycling bins out of sight from the street

  • Maintain an aesthetically pleasing yard and home, for you and the neighbors around you

How frequently does the Board meet and can a homeowner attend that meeting?

The Board meets once a year, typically in May. All homeowners are encouraged to attend and participate. Meetings are communicated in news letters.

Do I need approval for exterior modifications to my home?

Yes!  Before beginning any exterior modifications to your home, certain projects must receive approval from the HOA. New or modified decks, patios, pools, fences if you install a pool, solar panels, home extensions, and other large projects. The Township will not issue work permits without approval for many projects.

Can I add Solar Panels or EV Chargers to my home?  

Yes! Canton Township requires a permit and the HOA follows on the Townships requirement. Benefits of pulling a permit? Ensures work meets safety standards, reduces risks of injuries and accidents, facilitates in property sale when selling your home, and provides a peace of mind knowing the work was completed by a licensed individual or company. The HOA requires that Solar Panels or EV Chargers not be visible from the front of the home. EV Chargers maybe placed on the side of the home along the attached garage - not visible from the street, or in the garage. Solar Panels must not be visible from the roadway. If you have questions about either, you can contact the HOA, and or Canton Township Building and Inspections.

Does the subdivision have an annual assessment?

Yes!  To cover the expenses of the association an annual assessment is collected from all homeowners. Annual assessments are due by end of February. Postcards will be sent out at least 30 days in advance. Late fees apply to payments past due. Reminders and further action is sent out to those past due.​ You are required to pay annual fees.

How is the annual assessment money spent?

Over 60% of the budget goes to road maintenance. Each year, the roads are evaluated and maintained using those funds. Assessment money also goes to lawn/landscaping, snow removal, the upkeep of the detention pond, miscellaneous maintenance, liability insurance, legal fees, electricity, and water. 

Who is responsible for the islands, entryways?

The HOA is responsible for the mowing, fertilization, trees, shrubs, flowers and irrigation along the boulevard, detention pond, and islands. Those areas also incur expenses for watering and electricity. The costs for all of these services has increased dramatically over the past few years.

Who is responsible for paying the bills?

The seated board collectively approves all expenditures and the amount of the annual assessment. The board is comprised solely of volunteers that receive no compensation.  If at any point in time we are unable to get volunteers from the subdivision, we would have to hire a management company for their duties.
